How are you doing? Over the past few months, the whole world has taken a shift that I don't see us ever recuperating from. I am very hopeful but, I don't think we will ever see the day where we can all go do the things we used to without having to take certain precautions. Everything has changed. Some things that seem like they wouldn't be impacted have. Take for instance real estate strategies.

Over the past few years, my husband and I have seriously thought about buying a home. Now that mortgage rates are much lower than what they used to be, buying options and home finding practices have developed into more options that have made it all so much easier. 

Make sure you know what the rules are in your area for obtaining the home. Some places allow you to use an agent to handle all of the work for you and some places require an attorney. Keep your time and cash safe by knowing the law before you get started. You don't want to spend your nest egg on fees and things that you could have completely avoided.

That means that if you are looking to buy properties wholesale, you can do that without having to leave your home. In light of the current pandemic, safety is the best practice, and staying home is the best way.

What is it you are looking for?  What is your budget? Knowing the property's value will be a great way to decide if it's the best option for you and your family.  We have found that having a specific idea of what you are looking for is the best way to search. We want to stay in our daughters current school district if we can help it. In our current situation, we only have one child left at home. We could easily find a two-bedroom house and have enough room but, we have four children. We are realists and know that things don't always work out the way we want them to. 

Our search is set on finding a 3-4 bedroom house just in case our kids want or need to come back home for a while. If we don't need the extra bedrooms for living space, we can use it as a miscellaneous space like a guest room, an office, or a game room. 

What type of financing do you need?

There are so many types of loans for home buying. There are even grants you can qualify for is you are a first-time homeowner. Depending on your own personal situation, there are options that might not be available to everyone but are exactly what you need. As a personal recommendation, try to find the lowest interest rate and don't try to stretch your budget. There are so many uncertainties (like this pandemic) that may impact your income in the future. Make sure you stay within your means and don't go over a comfortable monthly amount that you know you can live with.
